Not quite ready to buy?
You may be closer
than you think.

A short bridge to homeownership for buyers who can afford a home but have a specific, temporary obstacle to mortgage financing.

own a home.

A clear roadmap.
A realistic date.

Lease Option begins with a lender review. It may be a fit when there is a defined path from where you are today to mortgage readiness.

When it may be a fit

You generally have stable income, can afford the home, and have a specific item to resolve:

  • A specific credit item
  • A documentation or tax-filing requirement
  • Employment or income seasoning
  • The sale of a current home
  • A savings requirement in your financing plan

Build your foundation first

  • There is no defined path toward mortgage approval.
  • Income does not support the anticipated housing payment.
  • Your lender has not yet reviewed your financial information.
  • A realistic financing timeline cannot be established.

A lease option works best when your lender has identified a realistic path to mortgage approval. If you need more time to prepare, we’ll help you understand your next step.

Your path,
start to finish.

We establish your path before we choose your house. Here is how you, your lender and Azcension work together.

First, establish your path

Lender review

  1. Lender

    Connect with our lending partner

We make the introduction. Your lender takes your application, reviews credit and income, and collects the necessary documents.

  2. Lender

    Explore buying now

Purchasing is the first goal. Your lender explores financing options, which may include FHA, VA, USDA and down-payment assistance. If you’re ready now, the next step is ownership.

  3. Lender

    Identify the obstacle

If financing is not available today, your lender identifies the specific issue and whether it can reasonably be resolved within the Lease Option period.

  4. Lender · with your permission

    Share the result

Your lender communicates the outcome you authorize: Ready to Buy, Lease Option Candidate or Not Yet Ready.

Then, prepare for ownership

Your readiness plan

  1. You + Azcension

Put your Readiness Plan in writing

Together, we define the steps, responsibilities, milestones and timing. Your plan may include a savings target or a timeline for selling your current home.

  2. You + Azcension

Choose a home and purchase date

Only after your pathway is approved do we discuss a specific home and Lease Option terms. Your agreement includes a defined purchase deadline.

  3. You + lender

    Stay on track

Your lender reviews progress at scheduled points so issues can be identified early and your ownership plan stays on track.

  4. You

    Close on your home

The goal is to purchase on or before the agreed date. That is the finish line.

Your financial information
stays with your lender.

Azcension Homes does not pull your credit, take your loan application or collect your financial documents. Our preferred lending partner handles your application, credit review and supporting paperwork privately.

With your permission, the lender shares only the information you authorize us to receive, including your readiness to buy, the obstacle to financing and a realistic timeline.

That review helps determine whether a traditional purchase or Lease Option may be appropriate.

Before a home is considered

Your readiness
checklist.

Work through these steps with your lender and our team.

  • Complete your lender application and credit review.
  • Provide the requested documents to your lender.
  • Authorize your lender to communicate eligibility with us.
  • Identify a defined financing obstacle and realistic timeline.
  • Complete your written Readiness Plan.
